Looking after it for the next generation
Many owners keep their apartment for the long term, as a home for a child at university or something to pass on. Each year we send a short review in English and Chinese covering rent, costs and building news, and we work with your attorney and accountant when plans change.

Apartment Turnover
We inspect before and after move-out, handle security deposit deductions, and arrange painting, cleaning and repairs for the next tenant.
Emergency Repairs
Tenants have a direct emergency number, and we know who to call to get problems fixed fast.
Renovation Oversight
We oversee renovations of any size on site, keeping trusted contractors on schedule and on budget.
Monthly and Annual Statements
By the 15th of each month you receive a statement of income and expenses with receipts attached, which makes tax time easier.
Tax Filing Support
We prepare the records your accountant needs, or introduce you to accountants who work with overseas owners.
Furnishing and Inventory
We furnish apartments for rent, keep a signed inventory, and replace missing or broken items between tenants.
Legal and Compliance
We keep up with New York housing rules to help you stay compliant, and work with your attorney if a legal issue comes up.
Property Inspections
When the apartment is empty, we inspect it regularly and send you photos of anything that needs attention.
Mortgage Escrow Reviews
We review your mortgage escrow so the bank does not over-collect for taxes or insurance.
